Process for Building

Step 1: Consultation Appointment
Visit one of our model homes in any subdivision or schedule an appointment online or by phone. Discuss your needs and establish a realistic budget with one of our New Construction Sales Specialists.

Step 2: Pre-Plan
Talk about your vision for a new home and the preferred home site, whether in one of our many developments or on your own lot. Choose from our floor plans or collaborate with our architect for a custom design. Any of our floorplans can be modified. Review pricing proposals together.

Step 3: Contract
Once you decide that Foundation Homes of CNY is the right choice, we’ll solidify this with a contract. Sign all necessary documentation and make your deposit, typically 10% of the total price. Please notify your attorney prior to and after our meeting for contract review and approval.

Step 4: Lending
Apply for your construction draw loan through one of our preferred lenders. Options include conventional loans, VA loans, and other financing types. Alternatively, you can take advantage of our unique builder financing program to fund your construction.

Step 5: Construction Selections
Select colors and finishes for your new home. For inspiration, many clients find resources on Pinterest, HGTV, or Instagram or use our designer! Don’t worry if it feels overwhelming Foundation Homes of CNY is here to assist you!

Step 6: Pre-Construction Meeting
Meet your Project Manager before construction starts to review all selections and discuss what to expect during the process. This meeting helps minimize delays and ensures your dream home comes to life as smoothly as possible. Introduction to Buildertrend™ login occurs.

Step 7: Construction
Stay involved throughout the construction process. You’ll receive regular updates and are encouraged to attend progress meetings and site visits. Our project managers are consistently using Buildertrend™ for project updates. For safety reasons, please refrain from visiting job sites during working hours.

Step 8: Completion/Final Walk-Through
Once construction is complete and the Certificate of Occupancy is issued, we will schedule a final walk-through. Review all completed work to ensure your satisfaction. We strive for five star reviews on Google, which helps other clients connect with us for their dream homes!

Step 9: Warranty
We offer a comprehensive warranty backed by the National Association of Home Builders, which includes:
– 1-Year Labor Warranty: Covers workmanship for one year after completion.
– 2-Year Major Systems Warranty: Protects against defects in major systems (e.g., electrical, plumbing, HVAC) for two years.
– 6-Year Structural Warranty: Provides coverage for structural defects for six years.
